Sidewalk Notices, Walks and Front Steps
Sidewalks and steps are where worn concrete turns into a trip hazard. In Beavercreek they are also where the city now gets involved. Since 2024, the City of Beavercreek's Sidewalk Maintenance Program has had engineers inspect sidewalks on streets due for resurfacing and curb work, marking panels that need replacement with white paint. Owners are responsible for the sidewalk along their frontage, so a notice in the mail means a deadline.
What the city looks for
The Sidewalk Maintenance Policy, Section 6.01, lists conditions that can lead to replacement, including:
- A height difference of more than half an inch at a joint or across a crack
- A crack more than a quarter inch wide
- A depression deeper than half an inch
- A cross slope steeper than one inch per foot, or sloped the wrong way
- Spalling over more than half the panel
- A previous temporary repair
The policy says the list is not complete and the City Engineer can flag other hazards.
Your three options
The city's Sidewalk Information Brochure lays them out: 1. Hire a contractor. The city suggests getting at least three quotes. The contractor must be registered with the city and get a permit from the Engineering Division, and the work must be done within 60 days of the notice. 2. Do it yourself. You need a permit, the city's engineering specifications and drawings, and scheduled inspections. 3. Let the city do it. The work goes into a city contract and you are invoiced. Any balance not paid by the due date goes onto your property taxes as a special assessment over five years, with a 5 percent County Auditor fee, interest and a $50 administrative fee.
The city builds any ADA curb ramps itself and does not bill owners for them. If you are selling before an invoice arrives, the brochure says the upcoming assessment must be disclosed to buyers.
How we handle a sidewalk notice
We meet you at the property, measure the marked panels and quote them, along with any private walk or driveway sections you want done at the same time. We pull the Engineering Division permit, build to the city's standard drawing, and schedule the inspection. Because the 60-day window starts with the notice, calling early gives the most room for weather.
Private walks and stoops
The walk from the driveway to the front door, side paths and the front stoop are yours whether or not the city ever inspects them. With so many Beavercreek homes built in the 1950s through 1970s, many original stoops have settled away from the house, opening a gap where water runs toward the foundation. Old walks heave over tree roots or tilt toward the house. HomeGuide's sidewalk guide notes most walkways are 4 to 6 inches thick; we rebuild on a compacted stone base with a slight cross slope so water drains to the lawn.
Poured steps
Formed steps are built in place to meet your door threshold. Every riser should be the same height and every tread the same depth, or people stumble. The top landing needs room to stand while a storm door swings open. A heavy stoop on loose fill will tip and sink, so we check what is under the old one before planning the new one. Precast steps are an option on some homes and we can price both.
Handrails and winter care
Steps with more than a couple of risers are safer with a rail, especially in winter. On new steps we can set anchors in the fresh concrete so the rail mounts solidly. Use sand the first winter, skip ammonium-based de-icers after that, and seal walks and steps every few years.

Sidewalks & Steps Questions
Who pays for sidewalk repairs in Beavercreek?
The property owner. The city's Sidewalk Maintenance Program brochure says owners are responsible for the sidewalk along their frontage. You can hire a registered contractor, do it yourself with a permit, or have the city do it and invoice you.
How long do I have after getting a sidewalk notice?
If you hire a contractor or do the work yourself, it must be finished within 60 days of the repair notice, according to the city's brochure. If it is not done, the city does it and bills or assesses you.
What happens if I let the city replace my sidewalk?
The work goes into a city-managed contract and you get an invoice. Any amount unpaid by the due date is assessed to your property taxes over five years, with a 5 percent County Auditor fee, interest and a $50 administrative fee.
Should I repair or replace my front steps?
HomeGuide puts typical step repair at $300 to $800 for cracks or small sections. Steps that have sunk, pulled away from the house or have uneven risers are usually better replaced.
Can a sunken walk be lifted instead of replaced?
Often, if the panels are mostly intact. HomeGuide lists mudjacking a 100-square-foot sidewalk at $400 to $900. For a city-marked panel, the repair has to satisfy the city's criteria, so we confirm the method with the Engineering Division.
