A Patio You Will Actually Use

Concrete patios are one of the simplest ways to get more use out of a Beavercreek back yard. Dayton airport climate normals show July highs averaging about 86 degrees, and with more than 41 inches of precipitation a year, a solid surface beats a muddy lawn for most of the season. HomeGuide's patio guide lists plain concrete at $4 to $12 a square foot installed, compared with $10 to $30 for pavers, and gives concrete patios a 30 to 50 year life when they are built and maintained well.

No zoning permit at grade

The City of Beavercreek's Planning and Development FAQ says a poured concrete or brick paver patio at grade does not need a zoning permit. A patio that is raised above grade, or covered by a roof or pergola-style cover, needs a Residential Zoning Permit. If you are thinking about a covered patio later, tell us at the estimate so the slab can be planned for posts and footings.

Size it for real use

The most common regret is a patio that is too small. A table for six with chairs pushed back takes up about 12 by 12 feet by itself. Add a grill with room to stand at it and a walkway past the table, and 16 by 16 or larger starts to make sense. At the estimate we can stake out the shape on the lawn so you can stand in it. Curved edges, a step down to the yard and a path to the driveway can all be poured at the same time.

Slope and drainage first

A patio is a large, flat surface beside the foundation, so where the water goes matters more than the finish. We generally pitch a patio about a quarter inch per foot away from the house. Many Beavercreek lots on rolling ground already carry runoff across the yard toward a swale or the street, and a new slab should not block that path. We check where downspouts and sump lines empty before setting forms and plan extensions if they need to clear the slab.

Finishes

  • Broom: fine texture for grip and the lowest-cost surface.
  • Integral color: pigment mixed in at the plant, so color runs all the way through.
  • Exposed aggregate: the surface paste washed away to show the stone underneath.
  • Stamped: stone, slate or brick textures, covered on our stamped concrete page.
  • Saw-cut patterns: a grid or diamond cut into a plain slab that also works as control joints.

How it is built

We remove sod and topsoil, grade the subgrade to the planned slope and compact a crushed-stone base. Forms set the shape. A typical patio is 4 inches thick, with wire mesh or rebar depending on size and soil. The concrete is air-entrained, finished, edged and jointed, and an isolation joint goes against the house so the slab can move without pushing on the foundation.

Replacing an old patio

A lot of 1960s and 1970s houses in Beavercreek have a small original patio off the back door. Replace it when it slopes toward the house, has cracks with raised edges, is flaking badly, or has sunk so the step from the door is now too tall. If the slab is intact and has simply settled, leveling may be enough, and we will price that too.

Upkeep

Sweep and hose it off. Lift planters on feet so water drains under them. Reseal every few years. Use sand instead of salt if you walk across it in winter, and keep downspouts emptying past the edge.

Concrete Patios Questions

How long does a concrete patio last?

HomeGuide's patio guide gives 30 to 50 years for plain, stained and stamped concrete patios that are installed and maintained properly. Good drainage and regular sealing matter most in a freeze-thaw climate.

Do I need a permit for a patio in Beavercreek?

Not for a poured concrete or paver patio at grade, according to the city's Planning and Development FAQ. A raised or covered patio needs a Residential Zoning Permit from the city.

Is concrete cheaper than pavers?

HomeGuide lists plain concrete patios at $4 to $12 a square foot and paver patios at $10 to $30. Stamped concrete, at $9 to $30, overlaps the paver range, so get both priced for the same space if you are deciding.

How thick should a patio be?

Most patios are 4 inches thick on a compacted stone base. A patio that will hold a hot tub or a heavy outdoor kitchen needs more thickness and reinforcement in that area.
