Concrete in an Industrial River City

Moraine is a small residential city wrapped around a big industrial base, and the work we do as concrete contractors in Moraine includes heavier slabs as well as home driveways and patios. The city counted 6,393 residents in 2020 on about 9.5 square miles, and the Great Miami River passes through its center.

A century of manufacturing

The site of today's Moraine Assembly plant has been building things for more than a hundred years. The Dayton Wright Airplane company built over 4,000 aircraft there between 1917 and 1923. General Motors bought the company in 1919 and turned the plant to refrigerators in 1926; Frigidaire made appliances there until 1979. GM reopened it in 1981 to build the Chevrolet S-10 Blazer and GMC Jimmy, then closed it on December 23, 2008. Fuyao Glass began production in 2015 in a 1.4 million square foot facility that employs more than 2,000 people.

That history matters for concrete because it shaped who lives here and how properties are used. Many homes have a workshop, a large garage or a pad for a trailer, and small businesses need loading aprons and floor repairs.

How Moraine became a city

Moraine was once part of Van Buren Township, and briefly part of Kettering. In 1953 much of Kettering's western portion seceded and formed Moraine Township. It became a village in 1957, annexed parts of Miami Township, and incorporated as a city in 1965. The population went from 2,262 in 1960 to 6,897 in 2000.

Heavier slabs

A garage that holds a work truck, a shop with a lift, or a pad for a camper needs more than a standard 4-inch slab. For those we:

  • increase thickness and add reinforcement where loads concentrate
  • compact a deeper stone base
  • plan joints around equipment and doors
  • slope floors to drain out of the building

For businesses we also pour approach aprons and replace failed sections of floor or parking pad, scheduled to keep downtime short.

River ground

Moraine sits at about 840 feet along the Great Miami. Lower ground near the river can have softer soils and higher groundwater than neighborhoods up the hill. We check the subgrade on every job and remove soft material rather than pouring over it.

Moraine Questions

Can you pour a garage floor for a car lift?

Yes. Lifts need a thicker slab with enough strength at the post locations. We check the lift maker's requirements and pour to them.

Do you do small commercial concrete in Moraine?

Yes, including aprons, sidewalk sections, pads and floor repairs for small businesses.

Can I add a pad for my camper?

Yes. We size the pad, thicken it for the load and set it so water drains away from the camper and the house.
