Fairborn Concrete, From Osborn to Today

Fairborn sits right next to Beavercreek, and a lot of the work we do as concrete contractors in Fairborn starts with a letter from the city about the sidewalk or drive approach. The city's yearly curb, sidewalk and approach program inspects street-side concrete and notifies owners when repairs are needed. Fairborn counted 34,510 residents and 16,707 housing units at the 2020 census.

A city that moved its houses

Fairborn's story is unusual. It was formed in 1950 when the villages of Fairfield, founded in 1816, and Osborn, founded in 1850, merged; the name blends the two. Osborn sat in the path of flood control work after the 1913 flood. When construction began on Huffman Dam on the Mad River in the 1920s, Osborn's residents moved with their homes to land beside Fairfield. An estimated 200 houses were hauled by mules and tractors in the early 1920s.

So some of Fairborn's oldest homes sit on foundations and lots that are younger than the houses. Their walks, steps and garage floors were usually poured after the move and have now been in service for a century or close to it.

Growth with the base

Wright-Patterson Air Force Base, home of Air Force Materiel Command, drove much of Fairborn's growth after the merger. The population went from 7,847 in 1950 to 32,267 in 1970. That surge filled in neighborhoods of ranches and split-levels whose driveways and patios are now 50 to 70 years old. Wright State University, independent since 1967, sits within Fairborn's jurisdiction and adds a large rental market.

How the city's repair program works

City Council authorized the 2025 Curb, Sidewalk and Approach Program in 2024. Local reporting described how it works: the city inspects street-side concrete, notifies owners when repairs are needed and gives an estimate. Owners can hire a private contractor instead. If an owner does nothing after a second letter, the city does the repairs and bills the owner. In the 2024 inspection, 106 properties were found to need repairs.

If you get a letter, we can measure the marked squares, quote them along with any private driveway or walk work you want done, and handle the city's permit and inspection steps.

Base housing, rentals and resale

With the base and the university next door, many Fairborn homes change hands often. Buyers and inspectors notice trip edges, cracked steps and a driveway that tilts into the garage. We do quick, tidy section replacements for sellers and landlords as well as full driveway and patio jobs for owners who plan to stay.

Fairborn Questions

I got a letter about my sidewalk from the City of Fairborn. What are my options?

The city's program lets you hire a private contractor to make the repairs. If nothing is done after a second letter, the city does the work and bills you. Call us with the letter and we will quote the marked sections.

Can you fix just a couple of squares before I sell?

Yes. We replace individual squares or panels, match the finish as closely as possible and leave clean, sawed edges.

Do you work near Wright-Patterson?

Yes, on private homes in Fairborn and the surrounding neighborhoods. Work on the base itself is outside what we do.
